    Pacific Beacon is the nation’s first large-scale privatized housing community open to any single unaccompanied, geo bachelor, without dependents assigned to the San Diego metro area who are eligible to receive a full monthly Basic Allowance for Housing, or BAH (usually E4 and above). Built under the Military Housing Privatization Initiative (MHPI), Pacific Beacon is a privately owned and managed, 941-suite luxury high-rise apartment community on Naval Base San Diego overlooking San Diego Bay. Simply put, Pacific Beacon is a world-class and highly amenitized apartment community designed to provide a resort-like, no-hassle lifestyle to the eligible servicemen and women of San Diego who deserve it most. Currently, Pacific Beacon is open to any single or unaccompanied service member assigned to the San Diego metro area who are eligible to receive a full monthly Basic Allowance for Housing, or BAH (usually E4 and above).

    Privately owned and operated, Palmer Hall is a modern 12-story, 258-suite apartment community located adjacent to the three new towers at Pacific Beacon. Among its many features are a big-screen TV room and technology resource center. Plus, residents of Palmer Hall have access to many of the amenities throughout the Pacific Beacon community. Palmer Hall is open to 'ship board' Sailors E1 through E4 with under four years of service and attached to Naval Base San Diego.

    What is the rent?

    All apartments at Pacific Beacon start at $1085/mo./bedroom and are available fully furnished at no extra cost. Gas, water, electricity, limited personal property insurance, and access to all of our world-class amenities are included in your rent. Prices subject to change.

    ***As a resident of Palmer Hall, your individual rent is 34% of the 2012 E4 BAH (or 499.80) per month. In the case of residents who are below E4 and are not eligible for a full monthly BAH allowance, you will need a partial BAH allocation (see your command for more information on how to apply for a partial BAH allocation before becoming eligible for a full BAH allocation). All of the suites at Palmer Hall are provided furnished at no extra cost. Gas, water, electricity, limited personal property insurance, and access to many of our world-class amenities are all included in your rent.

    Everything - except for cable and Internet services, which are optional. Your utilities, limited personal property insurance and parking are all included in your rent.

    Terms are a minimum of nine months, but can be as long as twelve months with an option of renewal.

    It's easy. Either fill out and submit the application form found here or contact our leasing team at 619-231-3400.

  • Are there any other fees, other than rent?
    Are there any other fees, other than rent?

    No! We do not charge application fees, security deposits, or hit you with "amenity fees" like a lot of apartment owners. In fact, you do not even have to pay for parking! It will cost you nothing to apply for your suite now. Your monthly rent paid by an allotment is all it takes to live in luxury with us! Of course, as is typical, if you lose your room key, or damage your apartment, we will charge you for it, but in such cases you will be notified of the cost ahead of time.

  • What happens to my lease if I go on deployment?
    What happens to my lease if I go on deployment?

    If you are a resident of Pacific Beacon, you have two options. You may terminate your lease with no penalty and a 30-day notice (except you might lose your BAH allocation), or you may keep your suite, lock it up, keep your BAH allocation, and your apartment will be waiting for you, just like you left it when you return. While deployed, we now offer a discounted rate off your rent each month with a lease renewal and proper proof of deployment papers. See your leasing consultant for more details.

    If you are a resident of Palmer Hall, you may terminate your lease with no penalty. However, because of privacy and security concerns, you are not permitted to keep your suite if you are leaving for deployment of greater than 90 days.

    Deployment termination policies may vary for married (without dependent) enlisted, officer, and reservist service members.

    What in-suite amenities are included at Pacific Beacon?

    All dual master suites at Pacific Beacon offer each resident a private bedroom/bathroom, walk in closet, and study area. Suites are available fully or partially furnished at no additional cost. Common areas shared by residents feature fully equipped kitchens, spacious living rooms, and balconies with spectacular views. All residences include a washer/dryer, refrigerator, microwave, stove, dishwasher, and garbage disposal. All utilities and limited personal property insurance are included in the monthly rent.

    All apartments at Palmer Hall include air conditioning, a full-size ENERGY STAR washer/dryer, ceiling fans, entertainment armoires, ample closet space, kitchenette with a microwave and mini refrigerator, pantry, and a dual vanity area separate from the bathroom and shower.

    What are the visitation rules for non-residents or guests?

    At Pacific Beacon, you may have overnight guests for up to 14 nights in any given month; however, no more than two overnight guests are permitted at a time. Exceptions to this policy can be made by the management team for good reason and on a case-by-case basis.

    At Palmer Hall, you may have guests between the hours of 10:00 a.m. and 10:00 p.m.; however, no more than two guests are permitted at a time unless the management team provides specific approval. Guest access to sleeping areas shall be limited to the hours of 10:00 a.m. to 10:00 p.m. at all times. Additional restricted times may be required in circumstances where occupants of a room are required to work differing shifts and sleeping times are therefore staggered. Out of respect for your roommates, overnight guests are not permitted at Palmer Hall.

    In general, Pacific Beacon and Palmer Hall have plenty of parking between the surrounding surface lots and the parking garage. As a resident of Pacific Beacon, you will have a secure, unreserved parking space in the parking structure available to you at all times. As a resident of Palmer Hall, you are free to use any of the ample surface parking lots adjacent to Palmer Hall.

    Can I pick my suitemate?

    Absolutely! In fact, we encourage you to sign a lease with your handpicked suitemate. On the other hand, sometimes the experience of getting to know someone new is a reward in itself. At Pacific Beacon, we understand that your suitemate selection is important to you. If you do not have a pre-picked suitemate in mind, we will make every effort to help you find a suitable suitemate based on your criteria.

    Within the laws of the state of California, you are permitted to enjoy alcoholic beverages within your residence and designated areas of the community.

    Unfortunately, Pacific Beacon and Palmer Hall do not allow pets, except for fish living in a tank of less than 25 gallons. If you require the accompaniment of a service animal we can accommodate you on a case-by-case basis

  • Is my apartment subject to inspection?
    Is my apartment subject to inspection?

    No, not by the Navy, and not by your landlord without notice. As a resident with a residential lease governed by the state of California, you're afforded every protection under California tenant-landlord law. One of protections afforded you under the law is that your landlord, absent a building-threatening circumstance like a fire or a flood, may not enter your suite without 24-hour written notice to you. In most cases, the landlord will only request access to your apartment to provide requested or preventive maintenance.
