The Pacific Beacon Development Plan
Pacific Beacon is a joint venture between the Department of the Navy and Clark
Realty Capital. Together, the partnership will own and operate the community for
the next 50 years. Clark and its affiliates will manage the development, design,
construction, and asset management of Pacific Beacon. Pinnacle has been hired
to provide property management services. Torti Gallas and Partners will serve as
the architect and master planner.
New Construction
The new construction at Pacific Beacon will feature four, eighteen-story towers
with 941 dual-master suite apartments that each average 960 SF. Two Sailors will
share an apartment, with each enjoying their own master suite, walk-in closet,
and private bathroom. The apartments boast energy-efficient, fully-equipped
eat-in kitchens, convenient in-suite washers and dryers, light-filled living rooms,
and balconies that embrace the near-perfect climate of the region. Residences
will feature all of the comfort, style, and privacy of a place that Sailors will proudly
call home.
Amenities
Community amenities have been designed with the active Sailor life in mind
and include a Sky Terrace with heated resort style pool and hot tub, rooftop lounge with fire, pits, barbecues and spectacular views. Wi-Fi café with coffee bar and sandwich shop, 9,000 square feet of fitness space with aerobics and free weights and much more! Outdoor amenities take
advantage of San Diego’s ideal weather, including an athletic field, a running
path, basketball courts, sand volleyball courts, horseshoe pits, BBQ areas, and a
Courtyard surrounded by lush landscape. Pacific Beacon’s “at ease” lifestyle will help keep
Sailors safe and comfortable in quintessential San Diego style.
Repositioning of Palmer Hall
The Pacific Beacon PPV also includes the repositioning of an existing 258-unit
bachelor quarter residence hall called Palmer Hall. Improvements will include
the addition of a state of the art Technology Resource Center. Combined with professional Pacific Beacon property management,
these improvements will help extend the “at ease” lifestyle to the unaccompanied
Sailors at Palmer Hall.
Customized for Sailor Life
The Pacific Beacon team conducted focus groups with current unaccompanied
Sailors to understand Sailor life and learn how to create the world’s best community
for single enlisted service members. This research led to many amenities and
programmatic elements that are customized to Sailor life.
For example, practical considerations for life on land include secure dry storage
for Sailors on deployment, oversized elevators to accommodate peak move-in/
move-out periods, and ample opportunities for Sailors to relax after the stress of
the work day.
Making Education a Priority
Sailors know that continuing their education is critical for career advancement in
today’s Navy. As a result, Pacific Beacon places a heavy emphasis on education,
with such features as on-site classrooms in which accredited educational
institutions will provide college courses, technology resource centers where
residents can use computer equipment to further their education, and built-in
desks in each bedroom where students will be able to study and access Pacific
Beacon’s high-speed network.
Building Camaraderie and Rapport
Pacific Beacon provides a relaxed, “at ease” setting where Sailors can connect
with fellow shipmates on land to build a camaraderie so critical to their mission
at sea. At Pacific Beacon, residents can relax or play a game of football on the
magnificent Front Lawn, enjoy a movie in one of our outdoor movie events,
play pool in the Game Room Mezzanine, or catch up with friends in Clark’s
signature Wi-Fi Lounge & Café.
